01Acceptance

This site is operated by Ilya Anisimov, a licensed Florida real estate sales associate, License SL3606461, brokered by LPT Realty. By using miamibrowardagent.com you agree to these terms. If you do not agree with them, please do not use the site. These terms work together with the privacy policy, which explains what the site collects and what happens to it.

02Using this site does not create a brokerage relationship

This is the most important section on the page. Reading this site, submitting a form, sending a message, or receiving information from me does not by itself create a brokerage relationship, an agency relationship, or a fiduciary duty. It does not make me your agent, and it does not make you my client.

In Florida, a brokerage relationship is established in writing. A real estate licensee is presumed to be operating as a transaction broker unless a single agent relationship or a no brokerage relationship is established in writing with you. A transaction broker owes limited representation and a statutory duty of honesty and fair dealing, which is not the same thing as full fiduciary representation. Until a written agreement is signed, please treat anything you send through this site as a preliminary inquiry rather than a confidential disclosure to your agent.

If you are not sure which relationship applies to your situation, ask before you disclose anything you would not want shared. The written brokerage relationship disclosure is the document that settles it, and I am glad to walk through it with you before you sign anything.

03Nothing here is legal, tax, financial, or insurance advice

I am a licensed real estate sales associate. I am not an attorney, an accountant, a lender, a licensed home inspector, a licensed contractor, a structural engineer, an appraiser, or an insurance agent. Articles, guides, market commentary, checklists, and answers on this site are general information about how real estate works in Miami-Dade and Broward Counties. They are not a substitute for advice from a professional who has reviewed your specific documents and your specific circumstances.

Questions that turn on the interpretation of a contract, a condominium declaration, a title defect, an estate or trust, a tax consequence, an insurance claim, or a legal deadline should go to a Florida real estate attorney, a CPA, or the appropriate licensed professional. Where a question on this site sits near that line, I will say so.

04Property and market information

Property details, listing information, market statistics, and comparable sales referenced on this site are drawn from the multiple listing service, county public records, and other third party sources. That information is believed to be reliable but is not guaranteed, and it is not independently verified unless a specific item says otherwise.

• Listings are subject to prior sale, change, or withdrawal without notice.
• Square footage, lot size, year built, room counts, tax figures, HOA and condominium fees, special assessments, reserve status, flood zone, and permit history must be independently verified before you rely on them.
• Market statistics reflect the reporting period stated alongside them and change as new data is reported.
• Nothing on this site is an appraisal, and no figure on this site establishes the market value of any specific property.

Articles carry a published date and a last reviewed date. Florida statutes, administrative rules, contract forms, and lending and insurance conditions change. Information that was accurate on its review date may not be accurate today, and you should verify anything time sensitive against a current primary source before acting on it.

05Not a solicitation of listed property

If your property is currently listed with another broker, nothing on this site is intended as a solicitation of that listing. This site is real estate advertising by a licensed Florida sales associate and is not an offer to buy or sell any specific property, nor an offer of securities or of any investment product.

08Acceptable use

Use this site for its intended purpose: learning about the market and getting in touch. Do not scrape or harvest the site or its data by automated means, do not copy listing or market data for republication or for building a competing database, do not use any contact information published here to send unsolicited commercial messages, do not attempt to interfere with or gain unauthorized access to the site or its infrastructure, and do not submit forms with false information or on behalf of someone who has not asked you to.

09Third party sites and services

This site links to services I do not control, including Zillow, Google, Instagram, brokerage sites, property search tools, and government and county records sources. Links are provided because they are useful, not as an endorsement, and I am not responsible for the content, accuracy, availability, or practices of any destination you reach by following one.

10Accessibility

This site is built to be usable with a keyboard, with a screen reader, and at text sizes larger than the default, and improving that is ongoing work rather than a finished project. If you run into something on this site you cannot use, email ilya@paramounthomegroup.com or call 786.828.6925 and tell me what happened. I will fix it, and in the meantime I will give you the same information another way.

This site is provided on an as is and as available basis, without warranties of any kind, whether express or implied, including any implied warranty of merchantability, fitness for a particular purpose, or non-infringement. If you believe material on this site infringes your copyright, email ilya@paramounthomegroup.com with a description of the work, the URL of the material you are reporting, your contact information, and a statement of your good faith belief that the use is not authorized. Anything properly identified will be reviewed and, where appropriate, removed promptly.

13Governing law, changes, and severability

These terms are governed by the laws of the State of Florida, without regard to conflict of laws principles. Any dispute arising out of them or out of your use of this site belongs in the state or federal courts serving Miami-Dade County or Broward County, Florida.

These terms may be updated, and the effective date at the top of the page will change when they are. Continuing to use the site after an update means you accept the revised terms. If any provision is found unenforceable, the rest remains in effect.
