Hallandale Beach occupies the southeast corner of Broward County, bordered by Hollywood to the north and the Miami-Dade county line to the south. Aventura lies immediately across that line. The city covers roughly four and a half square miles between the Atlantic and the western edge at I-95.

The county line is the single most consequential fact about buying here. A property in Hallandale Beach and a property a few blocks south in Aventura sit in different counties, under different property appraisers, different school districts, and different hospital taxing districts.

Given the city's coastal position, the earlier threshold applies broadly, and much of the inventory is well past it.

Fla. Stat. 718.112(2)(g) requires a Structural Integrity Reserve Study and funding for identified components. In buildings of this vintage, the gap between a completed study and actual reserve funding is where special assessments originate. A monthly assessment quoted on a listing may not reflect an assessment already voted.

Warrantability follows from the same facts. Buildings with incomplete reserve funding can fall outside Fannie Mae and Freddie Mac condominium project standards, which limits the financing available to your eventual buyer as well as to you.
