Doral

One of the county's newest cities, where planned-community HOA structure matters more than the condominium statutes that dominate the coast

Doral lies in western Miami-Dade, bounded roughly by the Palmetto Expressway to the east and the Turnpike to the west, north of Miami International Airport. It was incorporated in 2003, making it one of the youngest municipalities in the county.

Because the city developed largely from the 1990s onward, its housing stock is materially newer than the coastal markets, and that changes what due diligence looks like.
