Aventura sits at the northeast corner of Miami-Dade County, bounded by the Intracoastal Waterway to the east and the Broward County line to the north. Sunny Isles Beach is directly across the water. Hallandale Beach is directly north, in Broward. The city was incorporated in 1995 and covers roughly three and a half square miles.

That county line matters more than it appears. A property on one side and a property four blocks away on the other fall under different property appraisers, different school districts, different hospital taxing districts, and different millage. Buyers searching by radius rather than municipality routinely compare properties with materially different carrying costs without realizing it.

Aventura is condo-dominant. High-rise inventory concentrates along Biscayne Boulevard and the Intracoastal, with mid-rise and low-rise buildings inland. Single-family and townhouse product exists but is a minority of the inventory and turns over less frequently.

Building age spans roughly the early 1970s through current new construction. That range is the most consequential fact about buying here, because two buildings a block apart can carry entirely different structural compliance obligations depending on completion date.

Aventura has the lowest total millage of any city in this guide at 16.7488. The city's own levy is 1.7261 mills, roughly a tenth of the bill. Most of what an Aventura owner pays goes to the county and the school district.

The school share is the highest in this guide at 39.6 percent. That matters for anyone following Amendment 3, which would raise the homestead exemption against non-school levies only. Aventura's combination of low total millage and high school share means the estimated reduction here is smaller than in higher-millage Broward cities.

Because the inventory skews condominium and the building stock spans five decades, two statutory requirements do more to determine what a unit costs to own than the list price does.

Fla. Stat. 553.899 requires a structural milestone inspection for buildings three stories or more at 30 years, and at 25 years if within three miles of the coastline. Aventura's Intracoastal position places a meaningful share of the inventory in the earlier band, though the coastline determination is building-specific and should be verified rather than assumed.

Fla. Stat. 718.112(2)(g) requires a Structural Integrity Reserve Study and funding for the components it identifies. The HOA fee shown in a listing is a point in time, not a forecast. Two units at identical prices in buildings of different vintages can diverge by hundreds of dollars a month within two years.

Financing is affected as well. Fannie Mae and Freddie Mac condominium project standards require a minimum share of assessments allocated to reserves and have eliminated the limited review path for many projects. A building can be structurally sound and still be difficult to finance conventionally, which narrows the buyer pool on resale.
