The coastal milestone threshold under Fla. Stat. 553.899 sets structural inspection at 25 years rather than 30 for buildings within three miles of the coastline. Given the island geography, that applies broadly across the city.

Historic designation compounds it. A designated building facing structural work may have limited options on materials and methods, which can raise the cost of remediation identified in a milestone inspection or Structural Integrity Reserve Study. Verify designation status and any applicable review requirements before assuming a renovation or repair budget.

Fla. Stat. 718.112(2)(g) reserve funding requirements apply as elsewhere. Older buildings with deferred maintenance and incomplete reserve studies are the ones where the quoted monthly assessment is least likely to reflect the next three years.
