What this site collects, and what happens to it

No template language. This page describes the actual forms, the actual analytics property, and the actual third parties that touch your information on miamibrowardagent.com.

01Who is responsible for this site

This website is operated by Ilya Anisimov, a licensed Florida real estate sales associate, License SL3606461, brokered by LPT Realty. Throughout this policy, I and my refer to Ilya Anisimov. Questions about this policy, or requests about your information, go to ilya@paramounthomegroup.com or 786.828.6925.

Real estate in Florida is practiced through a brokerage. Information that becomes part of a real estate transaction is also held by LPT Realty under the brokerage record keeping obligations that apply to every licensed Florida broker. That means some records cannot simply be deleted on request, and the section on how long information is kept explains where that line falls.

02Information you give me directly

Three forms on this site collect information, and each one collects a different amount of it. Nothing on this site requires you to create an account, and there is no login.

Contact form
Your name, email address, phone number, the topic you select, and whatever you write in the message field.
Buyer intake
A detailed questionnaire covering your timeline, financing approach, down payment range, pre-approval status, intended use of the property, your current housing situation, areas you are considering and areas you have ruled out, property requirements, pets, parking, single story or multi story preference, whether you are already working with another agent, whether you want a lender introduction, your preferred language, your preferred contact method and time of day, and anything else you choose to add.
Seller intake
A detailed questionnaire covering the property type and condition, roof and HVAC age, known issues, pool and parking, occupancy, whether you are the owner of record, whether the property is held in a trust or an estate, mortgage status, equity position, liens, whether payments are current, special assessments, rental restrictions, prior listing history, your pricing expectations and the reasoning behind them, your timeline, your reason for selling, and anything else you choose to add.

Several seller intake questions ask about financial circumstances, including mortgage balance, equity, liens, and whether payments are current. Those questions are there because the answers change how a sale has to be structured and how long it realistically takes. They are optional. You can leave any of them blank and still submit the form, and if you would rather discuss them by phone than type them into a web form, call 786.828.6925 instead.

Please do not send Social Security numbers, driver license numbers, dates of birth, bank account or routing numbers, card numbers, or copies of government identification through the forms on this site or through ordinary email. When a transaction genuinely requires that information, it is collected through the title company, the lender, or a secure transaction platform, never through a contact form.

03Information collected automatically

This site uses Google Analytics 4, property G-NVE59D7X3V. The analytics script loads after the page has finished rendering. It records which pages you view, how long you stay, which site or search result sent you here, an approximate geographic area derived from your IP address, and basic device information such as browser, operating system, and screen size. It also records campaign parameters when you arrive through a tracked link, which is how a visit from my Zillow profile, my Instagram bio, or my Google Business Profile is distinguished from an ordinary search visit.

Google Analytics sets cookies in your browser to recognize repeat visits. At present this site does not show a cookie consent banner and does not block analytics until you accept it, because the site is directed at a Florida audience rather than at visitors in jurisdictions that require prior consent. The section on your choices explains how to opt out.

Typefaces are loaded from Google Fonts, which means your IP address is visible to Google when a page loads. The site is delivered through Cloudflare, which processes each request at its edge network and may log request metadata, including IP address, for security and delivery purposes.

This site does not run advertising pixels, remarketing tags, session recording, heat mapping, or visitor identification software of any kind. There is no third party tracking on this site beyond the Google Analytics and Google Fonts described above.

04How the information is used

  • To respond to your inquiry and to contact you by the method and at the time you indicated.
  • To prepare for a conversation with you, so that a first call is about your situation rather than about re-collecting facts you already typed.
  • To research properties, comparable sales, financing scenarios, and market conditions relevant to what you described.
  • To carry out my obligations if we go on to work together under a written agreement.
  • To understand, in aggregate, which pages and which referral sources bring people to this site, so that the site keeps getting more useful.
  • To meet legal, regulatory, and brokerage record keeping obligations that apply to licensed Florida real estate activity.

Your information is not used to build a profile for advertising, and it is not used to train any machine learning model.

05Who else sees it

I do not sell your personal information. I do not trade it, rent it, or pass it to data brokers or lead resellers. The complete list of parties that receive information through the normal operation of this site is below.

Web3Forms
Form submissions from all three forms are transmitted through api.web3forms.com, which delivers them to my email inbox. Everything you type into a form passes through this provider.
Google
Google Analytics receives the usage data described above. Google Fonts receives your IP address on page load. Buyer and seller intake submissions may also be written to a Google Sheet in my Google account so that inquiries are not lost in an inbox.
LPT Realty
My brokerage supervises my licensed activity and maintains transaction records as Florida law requires. Information connected to an actual or attempted transaction is available to the brokerage.
Transaction participants
If we work together, information is shared with the parties a transaction requires, such as a lender, title company, inspector, appraiser, attorney, or the agent on the other side. This happens at your direction and only to the extent the transaction needs.
Legal and regulatory
Information may be disclosed where required by law, by subpoena or court order, or in response to a regulatory inquiry from the Florida Department of Business and Professional Regulation or the Florida Real Estate Commission.

06Calls, texts, and email

Each form includes a consent checkbox. Checking it means you agree to be contacted by phone, text, or email about the inquiry you submitted. Message and data rates may apply. Consent to be contacted is not a condition of any purchase or of any service.

You can opt out at any time. Reply STOP to any text message, use the unsubscribe link in any marketing email, or email ilya@paramounthomegroup.com and ask to be removed. Opting out of marketing does not stop communications that an active transaction requires, such as deadline reminders or documents you need to sign, because those are obligations rather than marketing.

07How long it is kept

Inquiries that do not turn into a working relationship are kept while there is a reasonable prospect of working together, and are deleted on request at any point. Analytics data is retained according to the retention setting on the Google Analytics property.

Records that form part of a completed or attempted real estate transaction are a different matter. Florida requires brokers to retain transaction records for a defined period, and those records are held by LPT Realty under the brokerage retention schedule. That period is longer than the period described above, and a deletion request cannot override it.

08Your choices and your requests

  • Ask what information I hold about you, and receive a copy of it.
  • Ask me to correct anything that is wrong.
  • Ask me to delete what I hold, subject to the brokerage retention obligations described above.
  • Withdraw consent to be contacted, as described in the previous section.

Email ilya@paramounthomegroup.com with the request. I will respond within thirty days. I may need to confirm your identity before acting, particularly on a deletion request, so that I am not deleting or disclosing someone else's information at the request of a stranger.

To stop Google Analytics specifically, install the Google Analytics opt-out browser add-on, or block analytics cookies in your browser settings or through a content blocker. This site does not currently respond to browser Do Not Track signals, because there is no agreed standard for how a site should interpret them.

09Fair housing and how this information is not used

Information collected through this site is never used to direct you toward or away from a neighborhood, a building, or a property on the basis of race, color, national origin, religion, sex, familial status, handicap, or any other class protected under federal or Florida law.

Some intake fields, such as preferred language, school requirements, household composition, or a preference for a single story home, exist so that practical requirements get matched correctly and so that we can speak in the language you are most comfortable in. They are not used to steer, and they are not used to decide which properties you are shown. If you would rather not answer any of them, leave them blank.

10Security, and one warning worth reading twice

This site is served over HTTPS with strict transport security enabled, so traffic between your browser and the site is encrypted. Form submissions are transmitted over encrypted connections to the providers named above. No system is perfectly secure, and no one can promise otherwise.

Wire fraud is the single largest financial risk in a residential real estate transaction. Criminals monitor email around closings and send convincing instructions to redirect your funds. Never wire money based on instructions that arrive by email, text, or a link, and never trust a change to wiring instructions. Always call the title company at a number you independently looked up, not a number in the message, and verify the instructions verbally before sending anything. I will never email you wiring instructions.

11Children

This site is intended for adults engaging in real estate transactions. It is not directed at children under thirteen, and I do not knowingly collect information from them. If you believe a child has submitted information through this site, email ilya@paramounthomegroup.com and it will be deleted.

12Links to other sites

This site links to places I do not control, including my Zillow profile, my Google Business Profile, my Instagram, the LPT Realty and Paramount Home Group sites, property search tools, and government or county records sources cited in articles. Once you follow a link, that destination's own privacy policy governs what it collects. This policy covers miamibrowardagent.com only.

13Changes to this policy

If what this site collects changes, this page changes with it, and the effective date at the top is updated. Material changes to how information is used or shared will be noted on this page rather than made quietly.
